Real estate investing can seem daunting to first time investors, but can be one of the most rewarding experiences if executed well.

Are you intending to invest in property? DWG is an international property investment solutions provider serving clients internationally. Check out our services to see how you can invest smarter through us.

1) Stay safe

Real estate has traditionally been seen as a physical transaction. Investors tend to visit showrooms, attend live seminars, and speak physically to the parties they deal with. However, the rise of Covid-19 has caused this trend to go out of favour as more and more people look to avoid contact with others.

So how can investors stay safe while proceeding with their investment plans? One way is to invest through an investment solutions provider who, aside from being able to link you up digitally with the professionals needed to execute your investment, will also offer the right packages to make managing your investment a lot simpler. Whether it be furnishing packages, property takeover, or management services, the right provider will ease your concerns and minimize the need for you to do any physical management of your investment.

2) Your investment does not have to be at home even if you are

Many investors know about the importance of diversification, and this applies as well when investing in property. Although familiarity with our home countries may encourage us to look inwards when investing, ignoring the markets of other countries means that either we run into the risk of having an asset base that is too vulnerable to a single event, or we miss out the opportunities presented in other markets.

Thankfully, much of the knowledge needed to invest overseas can be found online. Business magazines such as Forbes regularly publish real estate related articles, while online home buyer portals such as Zoopla (in the UK) or  Dot Property (In Thailand) have extensive guides that display information that first time buyers or investors will find important.

3) Investing now might actually be a smart thing to do

Reading the news right now is like walking through a gloomy storm. There is constant news about the increasing number of Covid-19 cases, as well as how it will impact the economy. However, in the midst of this, there are also encouraging signs that any impact on the real estate would be a short term disruption rather than a long-term fall in value. As such, there are still investors who are still proceeding with their investment plans despite the deluge of negative news.

A report released on the 16th of March 2020 by rightmove, a UK online real estate portal, showed that the UK property market saw its largest monthly increase in average house prices since 2016. The number of buyers also increased by 17.8%, its highest figure this time of the year since 2016.

Elsewhere, the Real Estate Information Center (REIC) in Bangkok forecasted growth of 3-5% despite the corona virus outbreak. Even though this was a reduction from the initial 5-7% growth forecast, the fact that the forecast remained in the positive range shows that confidence in the market’s recovery capability is high.

Furthermore, both countries are currently enjoying the lowest interest rates ever set in their countries respectively. For investors, this means that there has never been a cheaper time than now to take out a mortgage for investment purposes.
